
Mandatory Electronic Payment of Rent in Cyprus from 1 July 2026
As from 1 July 2026, all rent payments in respect of immovable property situated in Cyprus must be made through traceable electronic payment methods.
The newly introduced Article 48A of the Assessment and Collection of Taxes Law (N.4/1978) provides that rent payments for Cyprus immovable property must be settled exclusively through recognised non-cash payment channels, including:
- – bank transfer;
- – debit or credit card; or
- – any other approved electronic payment method.
As a result, landlords will no longer be permitted to accept rent payments in cash. Tenants and landlords should therefore ensure that their payment arrangements are updated accordingly and that rent payments are made only through banking or other electronic channels. Existing lease agreements and payment practices should also be reviewed to ensure compliance with the new requirement.
